We provide a complete management service. Therefore, if we manage your property we will:

  • Advertise your property when it is available to rent.
  • Arrange for any cleaning and preparation of the property prior to tenants viewing.
  • Ensure that each property has appropriate health and safety precautions in place.
  • Arrange for prospective tenants to view the property. We meet them at the property and show them around.
  • Interview and check the references of prospective tenants to ensure they are suitable.
  • Provide and prepare the tenancy agreement, a legally binding document originally prepared by solicitors. We provide a comprehensive agreement that protects the landlord while still being fair to the tenant.
  • Prepare a thorough inventory.
  • Administer the check-in procedures ensuring that the tenancy agreements are correctly signed and the rent and deposit are collected in full before releasing the keys.
  • Register the tenant’s deposit with one of the Government approved schemes. This is a statutory requirement.
  • Collect the rent when due (usually every month) and promptly pay over the rent (less any expenses) to your bank. We send you a statement of account.
  • Co-ordinate any repairs or maintenance required including making arrangements for any tradesmen to attend the property, obtaining estimates, supervising works and settling accounts from monthly rents received.
  • Carry out a full inspection of the property and inventory check at the end of the tenancy before the return of the tenant's deposit.
  • Communicate with the various utility companies and the local council on council tax when a tenancy changes.
